Every agent sends the same email. "Hey, just checking in to see if you're still thinking about buying/selling!" Delete. Archive. Ignore. The problem isn't that you're following up. The problem is that you're giving them nothing to respond to. No value. No hook. No reason to hit reply instead of scrolling past. The email below fixes that. It works for past clients, cold leads, sphere contacts, and even agents you want to co-market with. The structure is simple: lead with value, make it personal, and end with a question that's easy to answer.

Subject Line Options (pick one): Saw this and thought of you Quick question about [neighborhood name] Something I noticed about [street/area]
Email Body: Hi [First Name], I came across something this week that made me think of you. [Pick one of these openers based on who you're emailing]: For past clients: "Your neighborhood just hit a milestone. The average home in [neighborhood] is now selling for [price/stat]. That's a [X]% jump since you bought. Pretty wild, right?"
For cold leads: "I just helped a family in [neighborhood] sell their home in [X] days, and it got me thinking about the other homeowners in that area who might be curious what their place is worth right now."
For sphere contacts: "I put together a quick list of the 5 things that are actually moving the needle for home values in [city/area] this year. Number 3 surprised me. Want me to send it over?"
For agent co-marketing: "I've been working with a few agents in [area] on their Google visibility and listing marketing. The results have been kind of ridiculous. Would you be open to a 10-minute call to see if it makes sense for your business?"

Why This Works This template works because it follows three rules that most agent emails break:
Rule 1: Lead with something specific. "Just checking in" is vague. "Your neighborhood just hit a milestone" is specific and interesting. People respond to specifics. Rule 2: Make it about them, not you. Notice the email never says "I'd love to help you buy or sell." It gives them information they actually care about and lets them come to you. Rule 3: End with a low-pressure question. "Want me to send it over?" or "Would you be open to a 10-minute call?" These are easy yes-or-no questions. They don't require commitment. That's why people actually reply.
How to Use This Template Pick the version that matches who you're emailing Fill in the brackets with real, local data (neighborhood names, actual stats, real results) Send it from your personal email, not a mass blast tool. This should feel like a one-to-one message. Send no more than 10-15 per day so you can actually respond when people reply Follow up 3 days later if no response with: "Hey [Name], just bumping this up in case it got buried. No rush at all."
